Pune monthly RERA report
What registered month by month, this city against its own twelve-month run and against the other six, with the possession pipeline, the taluka split and the busiest pincodes. Built from the same filings as this page.
September 2026:88 new registrations, 6,476 homes and units, 8 complaints filed.
Promised possession year as filed by the builder with MahaRERA, split by what the registration says today. Of 13,791 projects with a promised date, 5,160 are recorded delivered, 4,951 are still on the register and 3,680 have a registration that has lapsed or been cancelled.

5,735 projects promise possession in 2026 or later. Years outside 2017 to 2035 hold 3 further projects and are not shown. Facts as per filings on RERA website.
571,931 flats are promised in 2026 or later, across the 85% of those projects that file a flat count. Hatched years are ones where most builders never filed a count, so the bar understates real supply and cannot be compared with the years beside it. How far Pune possession dates have moved
Builders may revise the possession date they filed at registration. Each bar is the year a project first promised, split by how far that date has since moved. 3,624 of 13,792 projects (26%) have moved at least once; the median move is 18 months and the longest is 144 months.

Permissions and land in Pune
Who sanctions building in Pune
5,764 of the 13,795 registrations on this page name the body that sanctioned their building plan. The rest leave that box empty, which is a gap in the filing and not a project without permission: the commencement certificate is filed as a separate document and is on the file for most projects. The body named here is where a commencement or occupancy certificate is verified.

One body is often filed under several spellings, and those are counted together. Acronyms that could mean two different bodies are not: PMC is Pune or Pimpri Chinchwad depending who typed it, so it is counted as filed.
Whose name the land is in
Every one of the 13,795 registrations on this page answers this: on 6,351 the promoter is the only owner named; on 6,327 the promoter is an owner with other names on the file, which is what a joint development looks like on paper; on 1,117 the promoter is not an owner. Where other names are on the file, ask which of them signs your agreement for sale. A landowner who is not a party to it is a question for your lawyer before you pay, not a defect in the project.

How do I shortlist among the Pune projects listed above?
Compare each project against its neighbours, not against the brochure. The median project on this page is 31% booked, which is the benchmark to hold any single project against. A project selling much slower than the district may have a pricing or credibility problem; one selling much faster deserves a look at whether construction is keeping pace with collections. Then open the developer link to check their delivery record on other projects, and compare filed carpet areas rather than super built-up marketing areas.
What does a revised completion date on a Pune project actually mean?
The promoter has moved their deadline with the regulator, usually under section 6, which allows an extension of up to one year for reasons beyond their control. It does not move the date in your agreement for sale: your section 18 claim for delay interest or refund runs from the possession date you signed for. Before booking a project with a revision on record, ask which approvals or works the new date depends on.
What stamp duty will I pay on a flat in Pune district?
Within the municipal corporation areas of Pune district the rate is 7 percent for men and joint buyers and 6 percent for a woman buying in her sole name (metro cess and local body tax included). Municipal council areas pay 4 percent and gram panchayat areas 3 percent. The registration fee is 1 percent of value, capped at Rs 30,000. Duty is charged on the higher of your agreement value and the ready reckoner value. ReraGenie has a free Maharashtra stamp duty calculator under Tools.
What does it mean that some Pune registrations have lapsed?
A RERA registration runs until the completion date the promoter declared. If the project is neither completed nor extended by then, the registration lapses and the project stops being a registered project: the promoter may not legally market or sell in it, and the Authority can act under section 7 against a defaulting promoter. It does not cancel your agreement for sale or your section 18 rights if you have already booked, and it does not mean construction has stopped. Ask the promoter for the current registration position in writing, and verify it on the MahaRERA portal before you pay any further instalment.
What if a Pune project shows strong sales but slow construction?
That shape means the promoter is collecting money faster than they are building, which is fine under a disciplined promoter and dangerous under a stretched one. The law helps: withdrawals from the project account need architect, engineer and CA certificates in proportion to progress. Check the promoter's delivery record, and watch the next quarterly filing (due within 20 days of each quarter end) to see whether the construction line moves.
