Reason as filed by the promoterI continued to have a financial crisis due to the pandemic but now slowly things are falling into place and I have managed to arrange the funding. We are hoping to resume work on the project soon. The financer just needs to see the extension in order to release the funding. Also, I met with a motor vehicle accident in 2022 due to which I had to undergo surgery and was on bed rest for a few months. Due to mobility issues, I was unable to follow up on things related to work. I hope you understand my situation and help me in this matter. I request you to kindly give me an extension till June 2025

As you know that due to the delay of the introduction and implementation of DCPR 2034, the proposals were not being scrutinized and sanctioned for the last one year. Recently in mid-March, we got the sanction of further proposed work by the municipal commissioner and will be getting commencement certificate soon for further work. Till now we have completed 5th slab of the building.

What does it mean that Saivishwa shows as registration lapsed on MahaRERA?

A registration runs until the completion date the promoter declared. If the project is neither completed nor extended by then it lapses, and a de-registration or revocation ends it by order. In every case the promoter may no longer legally advertise, market or sell in the project, and the Authority can act under section 7 against a defaulting promoter. What it does not do is cancel an agreement for sale you have already signed, or extinguish your section 18 right to delay interest or refund; those run from your agreement, not from the registration. Get the current position from the promoter in writing, verify it on the MahaRERA portal, and take legal advice before paying any further instalment.

What are my rights if Saivishwa is delayed beyond 30 Jun 2025?

Under section 18 of the RERA Act you may stay in the project and claim interest for every month of delay, or exit and claim a full refund with interest.
