16Your rights under the RERA Act
- If possession is late, you may exit with interest. Section 18 lets you withdraw and recover everything paid plus interest at SBI MCLR + 2%, about 10.90% on the schedule current in June 2026. Stay invested instead and the promoter owes you that interest for every month of delay.
- 70% of your money is locked to this project. Collections must go to a designated account and be withdrawn only against certified construction and land cost.
- You buy carpet area, not built up area. The agreement must state RERA carpet area, and the price cannot rise if the area shrinks on completion.
- Five year defect liability. Structural or workmanship defects reported within five years of possession must be fixed by the promoter at no cost, within 30 days.
- No plan changes without consent. Altering your unit needs your consent. Altering the project's layout or common areas needs two thirds of all buyers.
