Reason as filed by the promoterOur Ongoing Project Shivam consists of 2 Buildings E & F. We have obtained Completion Certificate for Building F on 21/02/2018. However, constriction work for Bldg E is pending for Environment Clearance Certificate. We have already applied for the said permission to concerned authorities. After getting Environment Clearance Certificate, we would require approximately one years’ time to complete the said Building E.
Reason as filed by the promoterOur Ongoing Project Shivam consists of 2 Buildings E & F consisting total 65 allottees (Tower F 38 and Tower E 27). We have obtained Completion Certificate for Building F on 21/02/2018 and 38 units have been handed over to respective allotees. However, constriction work for Tower E is pending for Environment Clearance Certificate. We have already received provisional permission by concerned authorities and submitted bank guarantee to them for the said process. We would require approximately one years’ time to complete the said Tower E consisting 43 units of which 27 are already allotted.
Reason as filed by the promoterF wing is completed and possession handed over in 2018 so F wing 38 units are deemed consent provided and E wing 31 units consent is obtained out of 38 sold units accounting for total 69 units consent out of 76 sold units. We have prepared for completion check list as per our Governing authority i.e. Pimpri Chinchwad Municipal Corporation, and it might take about 120 to 150 days for Pimpri Chinchwad Municipal Corporation to issue the completion certificate after due diligence, hence we request you to accept our extension plea to complete legal formalities.

Frequently asked questions
What does it mean that Shivam shows as registration lapsed on MahaRERA?
A registration runs until the completion date the promoter declared. If the project is neither completed nor extended by then it lapses, and a de-registration or revocation ends it by order. In every case the promoter may no longer legally advertise, market or sell in the project, and the Authority can act under section 7 against a defaulting promoter. What it does not do is cancel an agreement for sale you have already signed, or extinguish your section 18 right to delay interest or refund; those run from your agreement, not from the registration. Get the current position from the promoter in writing, verify it on the MahaRERA portal, and take legal advice before paying any further instalment.
What are my rights if Shivam is delayed beyond 30 Sep 2024?
Under section 18 of the RERA Act you may stay in the project and claim interest for every month of delay, or exit and claim a full refund with interest. In Maharashtra the rate is SBI's highest MCLR plus 2 percent, currently 10.90% per annum (June 2026). The free delay interest calculator on ReraGenie puts a rupee figure on any delay. Claims are filed as MahaRERA complaints with a Rs 5,000 fee.

Is my payment protected in Shivam?
Partly, by law. 70 percent of every buyer payment must go into the project's designated bank account, withdrawable only against architect, engineer and CA certificates as construction progresses; since July 2024 MahaRERA requires a three-account structure for collections. Separately, a promoter cannot take more than 10 percent of the price before signing a registered agreement for sale (section 13). Neither rule guarantees completion; they limit how far your money can travel from the project.
