Reason as filed by the promoterFirstly, due to Covid-19 pandemic the project work was stop for a longer period, and then due to change of road alignment by PMRDA the project got delayed, which took time to resolve. As of today the CD Building is 100% complete and we are in process of getting Part Completion Certificate. Further, the AB Building is about approx. 75% completed. Thus to complete the reaming work, we require an extension. Requesting to kindly permit us to extend the project registration.
Reason as filed by the promoterThe promoter has completed the major construction work and obtained a part occupancy certificate on 14/03/2024. Due to the Covid-19 pandemic, which affected the entire world, there were labor and material shortages that led to delays in the project's completion. The promoter is now seeking an extension to complete the construction work and requests your kind consideration for granting this extension.
Reason as filed by the promoterThe project was delayed initially due to COVID-19. When work resumed subsequently, we encountered issues regarding finances and labor. The project was restarted once again after that; it is now 80 % complete, and an extension period will be required to the finalize the remaining work.

Is my payment protected in DOWNTOWN?
Partly, by law. 70 percent of every buyer payment must go into the project's designated bank account, withdrawable only against architect, engineer and CA certificates as construction progresses; since July 2024 MahaRERA requires a three-account structure for collections. Separately, a promoter cannot take more than 10 percent of the price before signing a registered agreement for sale (section 13). Neither rule guarantees completion; they limit how far your money can travel from the project.
