The Promoter / Developer are slightly in financial crunch hence could not complete the project within stipulated time. The Promoter / Developer assures that the said remaining balance work would be completed within stipulated period, however seeking extension for the period so that there is no hindrances in completing the project as stated herein.
Reason as filed by the promoterDue To the lockdown, the workers could not be available for construction still we are facing this problem till date and now sudden death of one of the Partners of the said Firm namely Mr. Suraj Raman Bhujbal, work got further delayed. Please consider the above problem and extend the date of completion of the project as per the date mentioned hereinabove. At present, almost 70% of work has been completed and the promoter bound to complete the remaining work within the time declared before this Hon’ble Authority under Registration.

What does it mean that Misty Trails shows as registration lapsed on MahaRERA?
A registration runs until the completion date the promoter declared. If the project is neither completed nor extended by then it lapses, and a de-registration or revocation ends it by order. In every case the promoter may no longer legally advertise, market or sell in the project, and the Authority can act under section 7 against a defaulting promoter. What it does not do is cancel an agreement for sale you have already signed, or extinguish your section 18 right to delay interest or refund; those run from your agreement, not from the registration. Get the current position from the promoter in writing, verify it on the MahaRERA portal, and take legal advice before paying any further instalment.
What are my rights if Misty Trails is delayed beyond 30 Mar 2023?
Under section 18 of the RERA Act you may stay in the project and claim interest for every month of delay, or exit and claim a full refund with interest.
