Maharashtra stamp duty and registration calculator, 2026 rates

Stamp duty in Maharashtra depends on where the property sits and who buys it. The rates below include the metro cess and local body tax where they apply: 6% in Mumbai, 7% in Pune, Thane, Nagpur, Navi Mumbai and Pimpri-Chinchwad, and lower tiers outside the municipal corporations. Women buying in their sole name pay 1 percent less on residential property. The registration fee is 1% of value, capped at Rs 30,000, so it is a flat Rs 30,000 for anything above Rs 30 lakh.

Rates as of July 2026, including metro cess and LBT where applicable. Confirm the current rate at your sub-registrar office before payment; concessional schemes and periodic amnesty windows change these numbers.

What else registration day costs

Beyond duty and the registration fee, budget for the document handling charge (Rs 20 per page), and remember that stamp duty on the higher of agreement and ready reckoner value means a bargain below the reckoner rate still pays duty at the reckoner figure. The timeline from booking to registration, and who pays what when, is covered in the money timeline guide; the paperwork that must exist before you pay anything is in the 12 documents checklist.

Before the stamp duty stage there is a cheaper question: is the project worth buying at all. The Rs 499 buyer report answers it from the project's own filings.
