Carpet area converter: carpet, built-up and super built-up
Three different areas describe the same flat. RERA carpet area is the legal measure: net usable floor area, including internal partition walls, excluding external walls, balconies and terraces. Built-up adds the walls; super built-up adds your share of lobbies, staircases and amenities, inflated by a loading factor the law does not regulate. Brochures quote the biggest number; your agreement must quote the smallest. This converter moves between them.
Built-up and super built-up are estimates driven by the loading and wall factors you set; only the carpet figure is a defined legal measure. The project's RERA filing states the exact carpet area of every unit.
Why the carpet figure decides everything
A "1,000 sq ft" flat at 35 percent loading is a 741 sq ft home. What is carpet area under RERA?
The net usable floor area of the apartment: it includes internal partition walls but excludes external walls, balconies, verandahs and open terraces (section 2(k) of the RERA Act). Every registered agreement for sale must state price against this carpet area.
What is a normal loading percentage?
Loading, the gap between carpet and super built-up area, commonly runs 25 to 40 percent in Maharashtra metros; amenity-heavy towers go higher. Loading is a market convention, not a legal measure: RERA regulates only the carpet figure.
Can the carpet area change between booking and possession?
MahaRERA's model agreement allows a variation of up to 3 percent in carpet area. If the delivered area is smaller, you are entitled to a proportionate refund with interest; if marginally larger, the promoter may charge for it within the cap.
