The Act pulled brokers inside the accountability fence: an agent facilitating sale or purchase in a registered project must hold their own registration, quote it on everything, and, in Maharashtra's regime, complete training and pass the certification the authority mandated to professionalise the trade. Registrations renew five-yearly; numbers and QR codes must appear on the agent's promotions exactly as promoters' ads carry theirs; and misconduct, misrepresentation, facilitating unregistered projects, pocketing token money, is complainable against a licence that can be revoked.

An analogy: the pharmacist's licence on the wall

Chemists hang their licence where you can see it not because customers read pharmacology, but because the licence means someone examined them, and someone can revoke them. An unlicensed pill-seller may know the same medicines; what they lack is anything to lose.   3. Weigh the reaction. Professionals volunteer the number; the offended blusterer has answered a different question.

What the check does not do: guarantee competence, honesty about prices, or your best interests, no licence does. What it buys you is recourse and filtering.
